Problem/Concern

The goal of this issue is to fix Theme Builder vulnerabilities and update dependencies where it makes sense. The goal is to prepare Theme Builder for a new release.

Running into an issue where I can't update to react v19 because that requires typescript v5. But react-scripts can only use typescript v3 or v4.

I found Vite as a recommended alternative to CRA from the CRA folks themselves: facebook/create-react-app#13283
